How to find a buyer for your property

Before looking for a buyer

Gather all relevant information and data

Obtain important and recent documents, such as the extract from the land register and cadastre, the construction description, old estimates, etc.

Knowing the appropriate price

Before engaging in any procedure to find a buyer, it is useful to know the appropriate price for the property you wish to sell.Have your property appraised by a real estate professional. If the price is set too high, your property will stay on the market, which will reduce its value and, as a result, you will no longer be able to sell it at the best possible price. If the price is set too low, interested parties might well think that you are in a hurry to sell and want to get rid of it cheaply, and consequently will make even lower offers.

Creation of a sales file

Create a sales file that takes into account all the important financial, technical, physical and legal aspects that justify the price. Take good quality photos, but store and clean the inside and outside first.

Contracting potential buyers

Several means of publicity are available for making initial contacts. Interested parties who answer advertisements are not necessarily potential buyers. Owners who try to sell their properties themselves are often astonished to find that, even after several advertisements and visits, no one makes an offer. What have they done wrong? Probably nothing. They merely believed that it was much easier to find a buyer for their property than is acutally the case.

Ideally the buyer is someone who is looking for your property. You will gain time and obtain the best result by offering it to a pinpointed clientele.
